  Nikeeta Sriram's dream of living in her Mid-Wilshire home has turned into a nightmare as she battles to reclaim it from an alleged rogue tenant. For two years, her property has been listed on Airbnb without her consent, causing significant damage and legal turmoil. The Problem Tenant Sriram, 31, bought the Mid-Wilshire home for $1.675 million in March 2022 but couldn't move in immediately due to an existing lease on another property. She decided to rent out the new home and initially chose a different tenant. However, after they moved out early, she rented it to Nicholas Jarzabek, who she thought was a perfect tenant. The Los Angeles County Board of Supervisors recorded new regulations for short-term rentals in areas outside city jurisdiction. Here are the main points in simpler terms: Registration and Fees : Hosts using platforms like Airbnb and VRBO must register annually and pay a fee of up to $914. This fee covers administration and enforcement costs. Residency Requirement : Short-term rentals are limited to the host’s primary residence. Accessory dwelling units and rent-controlled homes cannot be used for short-term rentals. Guest Limits and Events : There are restrictions on the number of guests, length of stay, and types of events allowed at short-term rentals. Enforcement and Appeals : Companies doing business similar to popular Airbnb must comply with these rules and set up processes to enforce them.
